Fees & Payment

What's the security deposit?
A security deposit equal to one month's rent is due at lease signing, along with any applicable move-in costs. It is held for the duration of the lease and returned per the lease terms once you move out.
Are utilities included in the rent?
Electricity, internet, water, sewer, and trash are already in place and billed back monthly as a separate line item alongside rent. Units include TVs, though cable TV service is not provided. For more information on utilities, our leasing team is happy to help.
What payment methods do you accept?
Credit card, debit card, or ACH bank transfer. We do not accept cash.

Move-In & Access

How do I get access to my apartment on move-in?
You'll receive key cards at lease signing or at scheduled move-in at our Front Office, located inside the member registration building.
When can I move in after approval?
Move-in dates are scheduled with the front office after approval and lease signing. Standard turnaround is 7-14 days depending on apartment availability and turnover prep.
Is the apartment move-in ready?
Each apartment has a full kitchen with appliances. You bring your own linens, towels, and kitchenware, and set up your own internet.

Apartments & Interiors

Do all apartments have the same layout?
Not all apartments have the same layout. All apartments are equipped with the same type of items but not necessarily the exact same pieces.
Are linens, towels, and kitchen essentials provided?
No, bring your own linens, towels, and kitchenware. Each apartment has a full kitchen with appliances; you supply the soft goods and kitchen items.
Do units have full kitchens or kitchenettes?
All of our units have a full kitchen, and a few units have additional kitchenettes.
Are there TVs?
Yes, all units are equipped with TVs. Internet is provided, but cable TV service is not included.
Do units have heating as well as air conditioning?
Yes, both heating and air conditioning are available.
Are fireplaces functional?
Our presidential units have electric fireplaces activated by a wall switch.
Is there temperature control inside the unit?
Yes, each unit has its own temperature control.
Is there in-unit laundry?
Presidential units include a private in-unit washer and dryer. Lodge units have access to a shared laundry facility onsite.

Parking

Is parking free?
Yes, parking is free.
Are oversized vehicles or trailers allowed?
Oversized vehicles and trailers are allowed only when our office is informed ahead of time and an available parking spot can be assigned.

Resort Amenities

Are amenities open year-round?
Yes, amenities are open year-round; however, hours of operation may vary by season.
What are the pool hours?
The pool and hot tub are open from 8 a.m. to 10 p.m. The pool itself is open seasonally.
Are amenities ever closed for maintenance?
Yes, amenities are closed when maintenance is required.
Is the fitness room accessible 24/7 or limited hours?
The fitness room is not open 24/7. Hours are 5:30 a.m. to 11 p.m.
Are all amenities included for residents?
Yes, all on-site amenities are included with your lease at no extra cost.

Location & Connectivity

Are there grocery stores or restaurants nearby?
Yes, several area restaurants and grocery stores are within a short drive. Call the office during business hours for recommendations.
How far is the property from key attractions?
Certain key attractions are a short 5-minute drive away. You can reach all the best the area offers within 45 minutes.
Is there cellphone service on property?
Yes, cell phone service is available on the property, though signal quality may vary by provider.

Property Policies

What is your quiet hours policy?
Quiet hours are observed daily from 10:00 p.m. to 8:00 a.m.
Is smoking allowed on property?
Smoking is not permitted inside any units. A designated smoking area is available on the property.
What happens if something is damaged during my lease?
Residents are responsible for any damage caused during their lease term. Charges may apply depending on the item and the extent of the damage.

Leases & Disruptions

What is your early lease termination policy?
Lease break terms are spelled out in the lease agreement. Generally an early termination fee applies, plus the deposit handling described in the lease. Talk to the front office if a life event comes up, we work with residents in good standing.
What happens during power outages?
Our team coordinates with the local utility provider to restore service as quickly as possible. Power outages are outside of our control.
Is there backup internet or a generator?
No, we do not have a backup internet connection or generator.
What about weather-related disruptions?
Severe weather is part of mountain living. We recommend renter's insurance and a small emergency kit. The team will share updates and assist where we can.

Pets

Are pets allowed?
Yes, pets are allowed for residents, subject to applicable fees and restrictions.
Are there breed or weight restrictions?
Yes, breed and weight restrictions apply. Please contact our office for specific details.
Is there a pet fee or deposit?
Yes. Per approved pet there is a $300 pet deposit, $25/month pet rent, and a one-time non-refundable $500 pet cleaning fee — for long-term residents only.
Are there designated pet areas?
There are no designated pet areas. Pets belonging to long-term residents are welcome on the property, except in the clubhouse and pool/hot-tub areas.

Long-Term Residency

What is required to apply for long-term housing?
Complete the online application followed by a screening process. Applicants must provide proof of income showing at least three (3) times the monthly rent. Upon approval, a security deposit and applicable move-in costs are required.
Are utilities included in long-term rent?
Electricity, internet, water, sewer, and trash are already in place and billed back monthly as a separate line item alongside rent. Units include TVs, though cable TV service is not provided. For more information on utilities, our leasing team is happy to help.
Is renter's insurance required?
Yes, renter's insurance is required with a minimum coverage of $100,000.
What's included in a long-term apartment?
Each apartment has a full kitchen with appliances. Bring your own linens, towels, and kitchenware.
Can I lease furnished or unfurnished?
Both are options on every unit. Lease your apartment unfurnished and bring your own furniture, or move in furnished. Just let our leasing team know which you prefer when you apply.
